With your safety during the COVID-19 pandemic in mind, we've put together a virtual tour of our community and apartments. In-person tours are still operating and stop-ins are always welcome. Our Front Office team is following all recommended health guidelines including wearing masks, sanitizing surfaces, and distancing where possible. Community Policies

We offer more than great apartment amenities at Sun Bay Apartments, residents of our beautiful community centrally located in Winter Park, Florida enjoy scenic views, refreshing community activities, and so much more. Here are a few features we know you'll love.

Equal Housing

We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin and will comply with Federal and State Fair Housing and Anti-Discrimination laws. Our residents also uphold these ethical standards to ensure a nice, neighborly experience for everyone.


Occupancy Standards

Each bedroom within our floor plans is designed for a maximum of two residents. All residents that are 18 years or older will also be required to complete an application. Even if they are living with a parent or a guardian. Maintaining these occupancy standards help keep our community beautiful, inside and out.


Criminal Background

Simply put, no applicant or resident that is has been indicted, arraigned, or convicted of a felony charge will be approved. Similarly, neither will those with any drug or sex-related misdemeanors or felonies. This includes those who have received deferred adjudication and/or have not yet satisfied the probationary period of deferred adjudication. The background of all adults will be verified to ensure our community's safety.

Orange County Crime Free Multi-Housing Program

The Crime Free Multi-Housing Program is a dynamic concept that the Orange County Sheriff's Office encourages all apartment or rental communities within Orange County to join. This cutting-edge crime fighting initiative is a three-phase program that will enhance rental properties, increase property values throughout the county, and prevent crime.


Rental History

Your past rental history matters and it's important. Here are the hallmarks of an approved applicant at Sun Bay Apartments:

  • Clean rental payment history.
  • No past evictions on record.
  • Provides sufficient move-out notice.
  • Fulfills all lease terms.
  • No outstanding rental-related debts.

Credit Policy

Please note that unsatisfactory credit references or insufficient credit history may result in additional required deposits or declined application. The use of a validated co-signer will be accepted in certain cases. Thank you for understanding in advance.


Co-Signer & Guarantor

Co-signers and guarantors meet all of the same rental requirements as an approved leaseholder, including earning 3 times the current rental rate. Our policies and procedures are designed to help ensure your information is kept secure in keeping with all Federal and State guidelines and requirements. A co-signer or guarantor may be required for applicants that:

  1. Have no rental history or home ownership in the past 5 years.
  2. Are full-time students and without employment.
  3. Do not meet the minimum income standard.

Income Standard

This policy requires that the gross monthly earnings of each leaseholder equal at least 3 times the current monthly rental rate. To keep things easy, all income must be verifiable. Please note that income from family, scholarships, or study subsidies will be accepted for residents that are full-time students.


Employment

Applicants must be gainfully employed with the same current employer for at least six months, have had at least six months of employment with a previous employer, or are receiving retirement benefits, government benefits, or any other verifiable and consistent income.


Self-Employment

Applicants must be gainfully self-employed to be approved. They also must provide income tax records for the previous year and 2 recent bank statements from the last 90 days for income verification. For application purposes, you may be considered self-employed if your income is commission only or base salary plus commission, tips, or bonuses.


Administrative Fee

To cover the costs associated with processing applications, there is a standard non-refundable $99 Administrative Fee that applies to every application submitted for approval, even if the applicant is the same. Thank you in advance for understanding. A reduced Administrative Fee is sometimes available through Special Offers for new residents, though restrictions may apply.


Application Fee

In addition to the Administrative Fee, there is a standard non-refundable Application Fee of $75 that applies to every applicant over the age of 18 years old. Occasionally, a reduced Administrative Fee is available through Special Offers for new residents. Though restrictions may apply.


Pet Policy

We allow up to 2 domesticated pets per apartment. Service animals are not considered pets and are allowed. Dog breeds that weight or are likely to weight over 50 lbs at maturity are not allowed. Neither are Rottweiler, Pit Bull, Doberman, Chow, Staffordshire Bull Terrier, Akita, Australian Shepherd, and German Shepherd dog breeds. This helps keep our community clean and aggression-free. Exotic animals and reptiles also not allowed. All animals must be photographed and documented by management prior to their approval.

  • $500 Pet Fee ($250 non-refundable) for 1 pet. $600 Pet Fee ($300 non-refundable) for 2 pets.
  • Plus $25 per month pet rent for 1 pet, $30 for 2 pets.
  • Maximum 2 pets (cats and/or dogs only), 30 lbs pet weight limit.
  • Breed restrictions apply.
  • All pets must be registered, have up-to-date vaccines, and approved by management.
